What to Ask Before Buying a Chicago Penthouse
If you’re in the market for a penthouse, you’re likely looking for an exceptional property with a large amount of space, top amenities and fantastic views. Before you buy, though, there are several questions you’ll want to ask.
What is the developer’s background? While it’s important to do a little research on any developer, this can be especially important with a penthouse unit. Be sure to check out any past projects and how well those buildings have aged.
Will the view stay the same? Because penthouse buyers are paying for top views, you’ll want to make sure there’s nothing in the works that could possibly obstruct those fantastic views in the future. Use your broker to help you find out more information about the surrounding area, and any new development plans.
Are any building common areas close to the penthouse? You’ll also want to ask if anything close to the penthouse is considered a common area. With the price of a penthouse unit, you’re also buying privacy. Any common areas that could detract from that privacy might be a consideration.
Can I customize the property? If the property is new, you’ll want to ask about customization. You may be able to get the developer to put in things now that set the penthouse apart. You may be able to get some incentives by choosing the items yourself, or you may be able to get some designer credit with an existing unit.
Can I expand? While penthouse units are usually already grand, some buyers are looking to expand with either adjacent properties or even the floor directly beneath the penthouse unit. If the building is still in the construction phase, you may be able to work with the developer now to design the property you want and desire in the future.
